A private real estate partnership acquiring and restoring multifamily communities for accredited investors who take the long view.
We raise patient capital from partners who share a conviction: enduring wealth is built, not extracted. We deploy it into real property that has already stood the test of decades, and will stand for decades more.
We acquire real property with durable foundations: buildings proven by time, in locations proven by demographics. We preserve what makes them worth preserving.
We restore craft and quality to assets others have let decay. Patient renovation, not cosmetic flip. The result compounds over decades, not quarters.
We return capital to our partners with conviction that the measure of a steward is the faithfulness of the account, not the cleverness of the trade.
Real estate is a cyclical business. Our structure, horizon, and temperament are built to survive, and to deploy into, the cycles others cannot.
We acquire 1970s–2000s workforce apartment communities in growing markets with durable rent demand, below replacement cost, with clear paths to operational improvement and long-term hold.
Five-to-ten year hold horizons. Conservative leverage. Cash-flow first, appreciation second. Structured to weather dislocations, not just harvest peaks.
Our thesis is shaped by the long view of markets, monetary history, and the hard-asset nature of real property: capital that retains its substance as other instruments thin.
Our tenants are neighbors. Our buildings are communities. We renovate with care, raise rents with reason, and operate each property as if it will be in the portfolio for a generation.
Remnant is an old word. In commerce, it means the portion that remains after the whole has been sold or spent. In Scripture and history, it means the faithful few who endure what others do not, and who build again when the time comes.
Our partners are that Remnant. Our work is built for them.
Our partners are accredited investors who understand that a steady horizon outperforms a loud one. They read the cycle. They value their own judgment over the consensus. They know wealth preserved through a storm is worth more than wealth multiplied at its peak. We do not raise from the crowd.
Remnant Capital Partners is led by two principals with complementary experience across commercial real estate brokerage, syndication, and hands-on asset management.
Vance has spent the last six years underwriting and acquiring apartment assets across Southern California, with a focus on value-add repositioning in supply-constrained infill markets. His background spans deal sourcing, financial modeling, capital structuring, and direct investor communication: the full lifecycle from acquisition through disposition. He brings a disciplined, principal-first approach to every partnership.
Chris founded Skyline Commercial Real Estate, an apartment-focused brokerage, and has spent more than a decade building expertise in multifamily underwriting, deal management, and investor partnerships. His work across brokerage, direct investment, and property management gives him a network of vendors, operators, and capital partners that Remnant draws on for every acquisition. He brings operational depth and a long-standing reputation in the Southern California apartment market.
Communities acquired, restored, and managed by the principals of Remnant Capital Partners. Operated to a long-cycle horizon, not a short-cycle exit.
